  • Block 37 is located just past the roundabout on the way to the Kahite Clubhouse, where six lots have been identified.

There are six lots available in Block 37. Please note that there is a walking path in front of these lots along Kahite Trail that will remain. An easement for the path exists on lots 4, 5 & 6.

Minimum bid pricing per lot is as follows:

Lot 1 & 2 – 70K minimum

Lot 3 & 4 –  75K minimum

Lot 5 & 6 – 80K minimum

  • Block 38 is adjacent to the Kahite Green Townhomes where three lots have been identified.

There are 3 lots available  in Block 38. Please note that there is a walking path in front of these lots along Kahite Trail that will remain. 

Minimun bid price is $65K

General Bidding Rules

General Rules:

  • Each lot will be sold as-is and will have a minimum reserve price.
  • Bidding is open to all (property owners & builders)
  • Bids must be submitted in whole-dollar amounts.
  • Tie-Breaker: If needed, tied bidders will be invited to submit a final and best offer within a set deadline. The highest of those will be awarded the lot.
  • Any unsold lots will be listed for sale after the auction closes.

Bidding Format & Timing:

  • Online Bidding will be open for 72 hours
  • Start bidding on Thursday and end on Sunday evening (On POA Website)
  • Sealed bid format (can’t see bids, won’t know if you are outbid)
  • Minimum bid price
    • Block 37 (closest to courts) increase as follows.
      Lot 1 & 2 – 70K minimum
      Lot 3 & 4 –  75K minimum
      Lot 5 & 6 –  80K minimum
    • Block 38 (by Kahite Greens) are all 65K minimum

Winning Bids & Purchase Process:

  • The highest bidder at closing is the winner.
  • Winning bidders must sign a purchase agreement within 5 business days.
  • Earnest money (10%) is due at signing. Buyer pays all closing cost.
  • Full payment and closing to occur within 30–45 days, or the bid is forfeited.

Defaults:

  • If the highest bidder fails to perform, the POA reserves the right to offer the lot to the next highest bidder or restart the auction.
