The Tanasi Clubhouse rebuild has been through a thorough and detailed process aimed at achieving the best possible result within our budget constraints. Initially, we reached out to nine contractors, and we were pleased to receive responses from four—Taylor the Builder, Summit, RTC, and Merit. Of those, three contractors submitted bids for consideration.
While all three bids exceeded our initial budget, we have been actively working with the top two contractors to implement value engineering strategies, allowing us to reduce costs without sacrificing quality. This collaborative effort has brought us much closer to our budget target, and we feel confident that we are nearing a final agreement.
We are planning on using an AIA Document A102- 107 which is a standard form of agreement between Owner and Contractor where the basis of payment is the cost of the work plus a fee with a Guaranteed Maximum Price contract type. Going forward in this manner gives us the flexibility to continue seeking price reductions throughout the project. The Board will be asked to approve a “not to exceed” amount, ensuring we maintain control over costs.
It’s important to note that while the overall floor plan remains consistent, the back of the clubhouse will undergo significant changes, which will enhance the functionality and aesthetics of the space. (Not to mention cost reductions that will render an overall savings to TVPOA)
We are optimistic about the progress made and look forward to finalizing the contractor and moving ahead with construction.
